Sylvan Rise is perfectly situated for all your outdoor pursuits. Located only 3 minutes from the gates of Mount Buller, and 600m from the clear waters of the Delatite River, the options of how to spend a day are numerous; jump on the bike, grab the rod, clip into the ski's or set out on a hike!

Sawmill Settlement is a cluster of alpine styled homes, and the last residential area before you hit the Mount Buller gate entry. It is a fabulous base to explore, whether by foot, horse, bike, motorcycle, ski, board or kayak! There's too many options!

Sylvan Rise is a home, not just a rental. We love to spend time there ourselves, and hope our guests feel the same sense of warmth and comfort when visiting. A curated range of quality fittings mix with monochromatic artwork, the spaces blending comfort and luxury in perfect balance.

A cordless Bang & Olufsen Stereo drives the mood, and varied lighting options allow the space to glow. A television includes a DVD player and many ski/mountain biking films to get you pumped for your next day out.

The original kitchen has been updated with many modern touches to make cooking the evening feast a pleasure. The updated bathroom includes customized fittings by Rogerseller, and a luxurious heated towel ladder, to ward off the winter chill.

Accomodating young children is not a problem with a porta-cot and high chair available. They'll be entertained easily with a host of toys. Adult guests will be happy to pass the time with a selection of high quality books and architectural magazines.

Imported hides, a selection of oils/candles and considered accessories all create a soothing space.

Get closer to the wildlife outside, with exterior dining/seating options, from the large rear deck with table & bbq, to the landscaped fire pit surrounded by local boulders.

Sawmill Settlement does not have any stores - you are best to top up with supplies at Mansfield on the way through to us, though basic items can be collected at Mirimbah General Store, or Merrijig, if required.

An Entry fee (Winter only, 50% off if entering before 7am), to Mount Buller applies - alternatively a shuttle service up the mountain operates. Once you've arrived, many attractions are within a short drive from the home.

Linen is NOT included in your booking, but can be for an additional fee - please confirm how many beds/guests when enquiring and we will confirm pricing.

We are active mountain bikers, and skiers and will happily assist in making arrangements for either activity, whether it be tours, hire or skills clinics.

Mount Buller
Located only 3 minutes from the gates of Mount Buller. With over 300 hectares of skiable terrain, there is something to appeal to all levels of ability. Our runs range from the wide beginner’s slopes of Bourke St and Burnt Hut Spur, to the challenge of our black runs like Chamois.

With 22 lifts, Mt Buller has the largest lift network in Victoria, including thirteen chairlifts (three of which are high speed detachables) four T-bars, two rope tows (counted as one) and four magic carpets. The resort features three Frank Terrain Parks designed for all skill levels, with a dedicated snow grooming team to maintain their condition.

Mount Buller - December to April
Mt Buller offers the ideal biking escape, no matter what you’re into! Tackle the 16km uphill road climb, ride the extensive cross-country trail network, hit the downhill trails with chairlift access, tackle the pump track, skills parks and more.

Delatite River
The river is 12 m wide at Merrijig with rapids and cascades. Riffles are 30-60 cm deep and there are small pools to 100 cm deep. Abundant trout upstream of Merrijig. Downstream of Merrijig the runs and riffles are deeper 50-70 cm with pools up to 130 cm deep. There is some good fish cover and habitat in this section of the river.

The river contains brown trout to 1.4 kg with most fish around 500 g, some rainbow trout to 250 g, small redfin, roach, European carp, goldfish, blackfish, Murray spiny crayfish and Murray cod in the lower reaches.

Surrounded by State Forests and National Park, Mansfield Mt Buller offers breath-taking hiking and bushwalking for all fitness levels. Bushwalks range in duration from under an hour to multiple days, but no matter how far you hike the tranquillity of the Australian bush is bound to ease worries and enliven the spirit.

And for a really unique experience, you can visit one of the mountain huts scattered through the High Country hills. So head out and go hiking along crystal clear rivers or stride up a mountain peak. One footstep at a time, you’ll reconnect with nature… and yourself.



For some the lure of the High Country is not in our sweeping alpine vistas, but in the iconic mountain rivers and lakes. The Goulburn, Jamieson, Howqua and Delatite Rivers flow through the picturesque countryside. Find a shady spot under a Willow for a picnic and cool off in the pristine waters in summer. Floating around on a lilo or tubing is a popular past time.

The Delatite sits in the foothills of Mount Buller and Mount Stirling and surrounded by State Forests and National Parks. The tranquility and beauty of the Australian bush is bound to ease worries and enliven the spirit. The ancient rolling hills and towering eucalypts are unlike any other place on earth.
