Bootmakers Cottage is a snug little house steeped in history. It’s named in honour of Birregurra’s long standing bootmaker, James Townsend.
James was a prominent figure in town, a boot-maker, saddler and renown horseman. He built the cottage and stables in 1864.

The property has had many uses since then, a butchery, a surveyors office, a cafe and most recently an airbnb and function venue, operated as Birregurra Tea House accommodation.

A seven month refurbishment and renovation has resulted in a more curated purposeful venue. Tapping into the rich history of the house and the area, the owners have poured their creativity into the update. It is more like an art project than traditional renovation.

About The Area

Birregurra is a classic historic town located in the foothills of the Otways Ranges. Ideally situated for the perfect escape to both country and coast. It’s just over one and a half hours from Melbourne and thirty five minutes drive to the Great Ocean Road. It's a twenty minute drive to Forrest’s world class mountain bike trails and Brewery.

The township of Birregurra is one of Victoria’s best preserved towns of the 1800’s. It is sleepy during the week, but peps up on the weekends. Make sure to wander around town and check out the architecture and history. There are so many beautiful churches for such a small town.

The Otway Ranges has some of Australia's best rain forest scenery: Tall trees, ancient plant life, lush ferns and cascading waterfalls make an enthralling place to explore and bush-walk.

For foodies, you can’t go past the degustation menus at Yield and Brae (a regular on the World's 50 Best Restaurants and one of the best restaurants in Australia), just out of Birregurra. We can arrange transport to and from Brae. You can walk to Yield. Book well ahead.

About The House

The Bootmakers Cottage sleeps 6 guests in 3 bedrooms: 2 Queen bedrooms and a third bedroom with 2 King single beds. It offers a small lounge and small kitchen, but makes up living space with the workshop and stage.
There is a small indoor rustic bathroom with a handmade corrugated iron shower. Throughout the house you can see the builders craftsmanship with the wood panelled walls and other ornate carpentry. Colonial windows overlook a sun-kissed rear courtyard with an iron bathtub to let you bathe al fresco. While the living space inside is fairly compact, the courtyard space is expansive.
Set on a quarter of an acre, it feels spacious out back, but if you step out the front door, it's a bit of a surprise to be right in the historic main street, complete with bakery, cafe’s, antiques and local wine and produce stores.

Courtyard
Four separate buildings frame a paved quadrangle and fire pit that demands outdoor living by day, stargazing and ghost stories after dark. There is even an outdoor toilet block to revive the tradition of the outdoor dunny……...just no red back spiders hiding behind the cistern. It includes a second shower.
Enjoy an outdoor bubble bath. Or simply lay back in the hammock under the dappled light of the oak tree.

The Bootmakers Workshop and Bar
Kick off your shoes. Crack open a cold one at the bar.. From the bar, push through to a second lounge room complete with games and a projector for movies. Challenge the kids to a game of fuzz ball

The Stage
The roofed bandstand is available for functions. The rest of the time it’s a third lounge, even if it’s raining.

PRICING
It is priced to make the property attractive for couples and small families and also groups of up to six. There is a flat rate for up to four guests. Each guest above this is an additional $50 per night.

MANCHESTER
Linen and towels are provided. Beds will be made up on arrival to the number of guests specified in the booking.
