House Rules

We take responsibility for providing all bedding, towels, soap, shampoo, generous kitchen supplies and free firewood. You bring a smile and take responsibility for respecting the property and following the house rules below

We expect guests to behave like responsible grown-ups:
#1 – Don’t burn down the Orchard
• While there is a firepit and fireplace on site kindling and wood will not be set out in the peak of summer due to our area being bushfire prone.
• Never leave the firepit unattended.
• Never use the fireplace or firepit on a hot windy day or during a total fire ban.
• The kitchen has a fire blanket and fire extinguisher under the sink in case of an emergency.

#2- No rubbish in the Septic
• There are several rubbish bins around the house: the toilet is not one of them

#3- No Smoking in the house or deck
• No smoking in the house or deck, no exceptions, this includes cigarettes, cigars, shisha, hookah, nargile or any others.
• If having a cigarette outside please dispose of your cigarette butt safely. See rule #1.

#4 – No parties allowed
• Respect the property, neighbours and wildlife. Be mindful that the natural position of the property works like an ampitheatre. Do not take portable speakers outside. Please keep noise to a minimum and refrain from using the deck & BBQ after 10pm.

#5 - Number of Guests
• No additional guests beyond your booking. No visitors onsite unless arranged prior with host.

#6 - Check Out is 11am
We will arrive shortly after 11am to clean the property.

#7 - Leave your worries and shoes at the door.

#8 - We would love you to take photos and have memories kept of your stay. Please just don't use drones for our neighbours privacy.

House Manual

We use a smartlock system on the front door please refer to your check in message for the code. When opening the door from the inside simply press the button at the bottom of the smartlock. Due to the auto locking mechanism it is best to have the door firmly shut or held open with the door chock.
If the smartlock alarm does activate press star, your pin & star again to turn off, the pin can be entered even with the pin pad flashing.

The parking can fit two medium sized vehicles two deep. When reversing out keep reversing down the hill to the bend at the start of a fire trail where there is room to swing around.

We have plenty of cooking utensils and equipment that you are free to use so enjoy cooking up a storm trying out some of our local produce. We would greatly appreciate if you could clean up prior to checking out. There are a number of condiments, spices and cooking oil, coffee and tea for you to enjoy. Instructions on how to use the Espresso machine are found next to the microwave.

The Hidden Laundry
The hidden laundry door is found externally of the building on the front porch. There is a washing machine, dryer, steamer and supplies. Feel free to use the clothes airer and let the sun do the work.

There is a hairdryer located in the bathrooms as well as shampoo, conditioner and body wash.

The LED HD TV has Netflix set up using Google TV.

Wonderboom sound system
Located next to the TV the Wonderboom is accessed via Bluetooth. It is portable so feel free to move within the house as required. Please do not use outside. Please return back to beside the TV on departure.

Each bathroom and kitchen has bins. Kitchen has recycling and rubbish bin under the sink. There is a compost bin for all food scraps under the sink. We encourage its use as we have an active compost program on our property. If you have more compost or rubbish beyond what can fit in the kitchen bins please take around to the side of the house that is the far side from the driveway and there you will find both a compost bin and excess rubbish bin for you to use. For the rubbish please bag. Do not place any rubbish in the council bins down near the street.

As noted in the house rules only human waste and toilet paper into the toilets, everything else in the bins provided. The Septic has an alarm and light next to the front door. In the unlikely event either is activated please inform us straight away.

There is a BBQ positioned on the deck for you to enjoy. There are BBQ utensils & cleaning cloths under the BBQ. If you run out of gas please inform us so we can replace the bottle. Due to the noise please do not use the BBQ after 10pm.

Fire pit
There is a fire pit and seating in the orchard grounds. Use paper, fire starters & kindling from the inside fireplace to start. There is a wood stack just near the fire pit to use. Please do not use in hot or windy weather or total fire ban days. Never leave unattended. There is a nearby garden tap and hose to put the fire out once used.

Heating and Cooling
As well as the fireplace (see separate section below) there is also the reverse cycle split system air conditioner that can be used for either heating or cooling. The remote is found at the end of the kitchen near the front door. Please remember to turn off when vacating the property.

The bedrooms have ceiling fans and with extensive windows it is easy to catch a breeze in most conditions.

The fireplace will be stocked outside of peak summer season. Fire lighters and starter will be found near the fireplace. If you have children please move to a location out of their reach. A small kindling box and wood shelf is beside the fireplace. Additional wood can be found on the front porch. There is also the wood stack near the firepit that can be used.
The fireplace is easy to use. There are two air vent knobs (lower and upper) that aid airflow. When starting the fire or loading in additional wood have both vents fully open. As the fire is established slowly close the knobs for a slower burn.

Never use the fireplace on a total fire ban day.

If you have children please explain fire safety and put the safety screen in place.

Games & books
To help you enjoy your stay, we have provided you with a number of game and book options found under the TV.
Feel free to use any of the games or puzzles, just make sure to put all the pieces back in the box when you’re done so nothing gets mixed up!

When available we will supply fresh eggs from our free range chickens. They may come and say hello when free ranging as they are very inquisitive, don’t worry they are very friendly.

Property Boundaries
Enjoy exploring our orchard, there are roughly fifty different varieties of fruit and nut trees being grown. Feel free to chill or play games on the grass area below The Orchard down to the letter box as well. The property boundaries are unfenced, please do not walk up the fire trails as they are private property.

Due to a mix of grasslands, woodland and semi tropical rainforest on and around the property the wildlife is abundant. If on the lookout expect to see a wide diversity of birds, lizards, geckos and wallabies.

There are also pythons in the area.

We recommend wearing enclosed shoes when grass, leaves or mulch are under your feet. During extended wet weather there may be leeches, just be aware and they are easily removed with salt or insect repellent.

It is wise to keep the sliding insect screen on the deck closed at all times.

The closest hospitals with emergency departments are Gosford Public which is a 22 minute drive and Wyong Public a 24 minute drive.

For minor emergencies, there is a bulk billed clinic named Grace Medial Care at Bateau Bay Square shopping centre an 8 minute drive.
They can be contacted on 02 4332 6000 or alternatively visit gracemedicalcare.com.au. They are open 8am-8pm every day.


The chemist with the longest opening hours nearby is called The Entrance District After Hours Chemist located in Killarney Vale a 7 minute drive and can be contacted on 02 4332 3424.

In case of a blackout
In storms it may be possible to lose power for a short period of time. You can check status at ausgrid.com.au and go to power outages. We have a LED light in the kitchen in case of emergency.

Fiona & I (Dean) purchased our property that we now call Tumbi Hill Retreat in 2014. We fell in love with it even though there was plenty of work to do. The existing orchard area was totally bare and now contains over 60 different varieties of fruiting plants including indigenous varieties. Lantana and tobacco weed was overtaking the natural corridors on the property and this has been removed and endemic varieties planted. Over the years we have been reshaping the property to be both a wildlife sanctuary and a sustainable hobby farm with the creation of orchards and gardens. After becoming empty nesters we decided to share our property with guests with the goal to give people a unique, restful stay with the opportunity to get back to nature, and experience our hobby farm. Tumbi House launched in October 2021, Tumbi Tiny in May 2022 and Tumbi Orchard in September 2022. In the middle of Covid Dean decided to leave corporate life in food manufacturing to turn these dreams into our family business. We love to see others enjoy the beautiful nature on our property and we hope that you have a peaceful stay.
