Enjoy stunning view of the Blue Mountains from this unique farmhouse. Self contained and filled with collection of antiques and curios from the past. A unique house hand built with love by its owners over a period of 10 years.

This is an adults only property - it is a rural property so dam and pond nearby are unfenced and house contains too many irreplaceable items.
please be aware we do expect the house to be left tidy at checkout as it is also our home and hope people will treat it with respect during their stay , we do prepare it ourselves for guests before and after each stay .

Relax in the amazing outdoor bath overlooking beautiful views. Stay warm in front of the huge open wood fire place or enjoy the amazing views from the outdoor fire pit (not permitted during fire ban days or hot and or windy days)

There is lots of amazing wildlife just outside the front door and great walks on the large rural property of 200 acres. The ideal getaway to unwind and connect with nature. The perfect romantic getaway for 2 or group of 4 friends.
well behaved fur babies welcome - max 1 large or 2 small dogs
( please advise us if you plan on bringing them with you )
there is fenced rear garden with doggie door access to the house and large covered outdoor area just outside the doggie door & back door .
Only well behaved quiet dogs permitted. great walks for you and your pet on our large 200 acre property and neighbouring newly planted pineforest which is aprox 500 acres.

GUEST ACCESS

- Additional fee if only 2 adults stay and each needs separate bedroom

PLEASE NOTE
We do ask the house be left tidy on departure or a cleaning fee will be deducted from the bond of $100 and a negative guest review.

We do have Telstra prepaid wifi only -if you need this please arrange it with us prior to your visit so we can activate it for your stay . cost is additional $20 for 3GB. But a cheaper option is for guests to use their own hotspot on the phone as we do have good mobile reception at the house.

INTERACTION WITH GUESTS
Guests will be met upon arrival and given keys.
We do live on the 200 acre property in another cottage but will give you privacy after you check in.

PLEASE NOTE
- No loud music or parties permitted and only number of persons listed on your booking are allowed on the property during your stay.
- Please be aware the driveway is unsealed and aprox 1 km long - you don't need a 4 wheel drive - but it is a bit bumpy in spots
- Please note this is an adults only property children are not permitted onsite.
- Weekend rate applies to any dates that include either a Friday or Saturday night.
- We do welcome well behaved quiet dogs upon prior approval - one large dog or 2 small to medium dogs only.

Hiking National Pass

This walk through dry eucalyptus forest has wonderful views of the Jamison Valley and neighbouring cliffs, plus you are rewarded with spectacular waterfalls at both ends of the walk. Highpoints are the paths, which are cut halfway up the cliff-face that lead you to a crossing of the incredible Wentworth Falls, right next to the appropriately named Giant Staircase. Be prepared with water and appropriate footwear as there are some difficult sections that require reasonable fitness. 5.4 kilometres....

Hiking Cliff Top Trail Blackheath

This energetic cliff top walk takes you from Govetts Leap to Evans lookout. You will be rewarded with some of the most beautiful and scenic views in all of the Blue Mountains. Be sure to keep watch for native birdlife, wildflowers, and many of lookouts along the way. As the sun shines from the east, this is the ideal walk to warm up on a cold winters morning. Appreciate the beauty of the windswept heathland and the stunning she-oaks, banksias and mallee scrub. Wentworth Falls

The track to the falls is short but steep. Leave from the Wentworth Falls picnic area and follow the track past two lookouts before descending 200 steps to the cliff edge at Fletchers lookout. Spend some time marvelling at the water cascading 100m to the valley floor before tackling the steps back....

An absolutely stunning house in an a stunning location, could not recommend more! Had absolutely everything we needed, If only we could have stayed longer! Will definitely be booking again in the near future....

Kookawood felt like home, not just in itself but in it’s surroundings. The peaceful location, the furry farm friends, the ever-changing outlook of hovering fog through the hills and valleys. We could feel the immensity of nature. The cottage had everything we needed to ease into the weekend, as well as explore further afield with friends....

We spent a glorious Easter weekend at Kookawood. Loved waking up to stunning views of misty mountains, having a cup of tea in the outdoor bath tub. We spent our evenings sipping whisky by the outdoor fire watching the moon rise over the horizon...
Another highlight was the 2 hour trail horse ride through the bush near Oberon (High Country Trail Rides) - would definitely recommend!
