Not just a holiday but a full lifestyle experience in one of the Mornington Peninsula’s most tranquil seaside spots where you can pick your own fruit, veg and herbs, collect your own freshly laid eggs for breakfast, relax at the drinks bar or enjoy any one of the incredible pass-times on offer within the property.

Just an easy walk to a long sandy beach, Tulum Store’s great brunches and minutes from Balnarring Village’s fabulous range of restaurants, this is holiday utopia for groups of up to 12 with a seemingly endless list of things to do and explore.

Directly opposite parkland with a playground, this elaborate two-storey beach house offers the rarest of space with two generous lounges, a covered alfresco lounge with wood heater, while an upper level sitting room opens to a generous sundeck to laze on the sunlounges or escape with a good book.

But it is the rear barn that truly amazes with yet another lounge beside the drinks bar, a billiards table, ping pong table, an outdoor lounge facing the lawns as well as numerous games for entertainment including darts and giant Jenga, and two of an amazing seven TVs spread throughout the home.

With the full fruit and vegetable garden available to use, the kitchen is well equipped to serve up your feasts including a 900mm stove with five burner cooktop, a dishwasher and coffee machine, supplemented by an outdoor kitchen with a pizza oven which provides fun cooking experience for home pizza nights along with a beer keg spit and 5 burner BBQ. Dining options are also numerous including a dining table inside the home, one on the covered deck and one beside the BBQ kitchen.

Bedroom accommodation is ideal for shared family holidays including a master bedroom with retreat lounge and spa ensuite, three other queen bedrooms (including one with a cot) share the family bathroom, while a large bedroom with two double beds in the barn have their own bathroom.

Thank you for having us in your home Rod.
Our family really appreciated all of the fun activities and comfy sitting areas your property had to offer. The proximity to the beach was fabulous and the k...ids were entertained so a great time was had by all.
The fresh bedding and linen was a highlight as was the well equipped kitchen for cooking and abundance of loo paper.
The following is by no means a complaint but rather a suggestion for the enjoyment of future guests. There were no clean tea towels, new dish cloths, dish washer tablets, surface spray or a dust pan/brush. The tiled floors and surfaces were also not particularly guest-worthy. Overall though your home is great, as is the location. Thanks again!

Dinner At The Epicurean Kitchen

Intimately lit with an emphasis on locally-sourced food and wine, we finished our dinner at The Epicurean Kitchen without room for one more bite. If you’re unsure of what to order, the staff will have plenty of ideas for whatever mood you’re in.

Lunch Wine At Merricks General Wine Store

A very country cottage vibe spot to grab a mid day glass of wine and lunch, the cosy fireplace on a cold winters day is super nice! Open 7am-4pm.

This is such a beautifully designed space which also features a sculpture park. The food and wine here are second to none! We did a tasting, sat down for lunch and took a bottle home takeaway.

Yal Yal Estate

You cannot visit the Mornington Peninsula region and not visit a winery. Yal Yal Estate is a small picturesque cellar door that produces some amazing wines. Booking is a must when visiting as seating is limited.
