JULIANS ON COBA is a wonderful waterfront weekender , commanding expansive water vistas from this north aspect vantage point.
This is a space that offers a super relaxed indoor / outdoor lifestyle with deep set verandahs that flow out from the open plan interior entertaining space .
This is a weekender with oodles of places to stretch out & relax, rain hail or shine...and all spots offer their own special view of the river & the distant pristine bushland on opposite shore.
Julians is completely off grid, but with state of the art energy technology installed, you really do not notice you are not on mains power

THE KITCHEN

The kitchen is fitted out to suit the most fussy home cook. There is a 5 burner gas cook top, a microwave, a hooded BBQ on the deck, fan forced gas oven, dishwasher & a double door spacious fridge / freezer with ice maker. Appliances also include a Breville 'barrista style' coffee machine with coffee grinder & milk frother There is plenty of space on the island bench for the somellier &/or kitchen hand.........and the views from the kitchen are simply picture perfect bliss !!!

THE BEDROOMS

MAIN LEVEL
Bedrooms are discreetly located at the rear of JULIANS. All 3 bedrooms on main level have private ensuites, ceiling fans, louvred windows for cross ventilation & are carpeted. There are 2 queen & a king bedroom, all with top of the range mattresses & linen provided. All 3 ensuites have easy access walk in showers, with shampoo, conditioner & body wash provided. Guests bring their own towels unless other arrangements have been made
STUDIO
There is a 4th bedroom in lower level studio. The studio has a king bed, louvred windows & ceiling fan for good cross ventilation & is also carpeted as with bedrooms on main level.
The studio has its own private bathroom with walk in shower, plus a small kitchenette with fridge freezer & coffee machine.
If studio is not booked by you, it will remain unoccupied during your stay

The main level offers 2 lounge nooks:- one by the fire & the other is set as a media space. In between is a majestic long hand crafted dining table & open plan kitchen area

Both the main & studio level lounge areas at Julians open out to deepset undercover verandahs with day beds, dining & lounge areas awaiting for you to just kick back & relax

Outside by the waters edge is a favourite sunset spot by the open fire pit , a simply super place to look up at the vast southern sky.

there are 2 fishing rods [ BYO hooks bait sinkers ] plus 2 x sit on top kayaks & a 2 seater canoe, life jackets & paddles. Note kayaks canoes can only be used if you are able to swim, wear a lifejacket & only paddle along the shore line. You are not permitted to cross the main boating channels in canoe or kayaks.

• play a game of 'finska' or 'boules' on the uneven lawn !!
• take the kayaks out to explore Coba Creek or the Berowra Waters shoreline
• catch a fish from the pontoon OR book a private boat trip w local fishing guide
• swim off the jetty at high tide
• order a sunset pizza prawn delivery to your jetty FRI.SAT evenings
• THUR-SUN treat yourself to a long lunch at the legendary Peats Bite with 'door to door' transfers
• WED - SUN take a trip to The Anchor Cafe Spencer for a brunch / lunch with 'door to door' transfers
• have a most sumptuous locally prepared high tea delivered by boat & set at your private waterside table
• take an oyster tour out into the river, where you open oysters & drink champagne at your own private 'in water' table . We do suggest booking this for day 1 before heading 'up river' to JULIANs, as the tour is based out of Kangaroo Point wharf, Brooklyn

Guests BYO easy carry bags of wood, available at most service stations & at Berowra Waters Marina if hiring a boat from there

Indoor fire is the main heat source as Julians is off grid
Outdoor fire must not be lit in windy conditions or when fire ban is in place
Outdoor fire must NEVER be left unattended & must be put out at end of each evening

SWIMMING FROM THE JETTY
Guests take full responsibility for their own safety .
We recommend only to swim on the still of the high tide when current is not 'running'.
We recommend only swimming on outer side of jetty & pontoon
Noting that area between sea wall & inside of pontoon is shallow with submerged rocks, so not suited as swimming area

CLEANING
There is NO CLEANING FEE & no need to clean, BUT we do ask you to leave JULIANS ON COBA neat & tidy as you found her.

GARBAGE
there is no garbage service in the area
the boat access communities such as Coba Point are all 'carry supplies in / carry garbage out'
guests staying at JULIANS also agree to take their garbage back to the mainland bins just as the locals do.
