Just launched on the market. Large and comfortable 4 bedroom country house set on the outskirts of the small township of Erica on a large block. Surrounded by idyllic rolling green farmland and mountain views, the house is at the gateway to the Mountain Rivers country, ideally located for many outdoor pursuits in Winter and Summer - Downhill and Cross Country Skiing, Mountain Bike trails, Bushwalking, Canoeing - or just sit back and take in the mountain air.

HOUSE DETAILS
The house is situated on a quiet country road just out of the Erica township. With 1 acre of land and a large 4 bedroom house and the neighbours all on farmland, your country retreat is private and secluded.
FEATURES
- Very comfortable beds. The house features 2 Queen bedrooms, 1 bedroom with 2 singles and 1 bedroom with either a Full King size bed or 2 Single bed configuration available.
- Luxury linen and towels provided.
- Expansive balcony and outdoor deck with views to Mount Erica and of surrounding farmland.
- Cosy wood fire with firewood supplied
- Fully equipped kitchen
- Laundry with large washing machine.
- Reverse Cycle Air Conditioner in lounge. Ceiling fans in the Queen bedrooms.
- Non-smoking property.
- Pets considered - please ask. Extra charges and dog policy applies - $40 per stay per pet for 1 medium/large dog including small dogs.
DOG POLICY - Maximum of 2 small dogs or 1 large/medium Dog over 12 months age.
• Dogs not permitted inside the house.
• Dogs must be on a leash at all times whilst outside on the property unless you can trust their recall. Please discuss with us on arrival.
• The yard is secure for dogs and there is cover on the verandah.
• Dogs must not be left unattended on the property.
• Please pick up after your Dog.
• Barking must be controlled at all times.
• If excess cleaning is required or if it is necessary to repair any damage caused by your pet, this cost will be your responsibility.
HOUSE RULES AND TERMS
ARRIVAL AND DEPARTURE
• Check-In is available from 2.00 pm and Check-Out strictly by 12 noon (unless other arrangements have been made).
We offer a special package with early check-in and/or late check-out, when available, please ask if interested when booking.
• We request that on vacating, you leave the house in a clean and tidy condition and as close as possible to the condition it was presented to you. We have provided a "Check-Out Check- List in the house to assist you.
• If the house is not left in a reasonable condition (close to how you found it) and extra cleaning time is required then you agree to cover the cost of that cleaning (at the rate of $30 per hour).
DURING YOUR STAY
• Security for possessions whilst staying at Erica Country Retreat is your responsibility. We will not be responsible for any losses you may incur.
• Erica Country Retreat is a non-smoking property. This is for the comfort of our guests as well as to reduce fire risk on the property and surrounds. Failure to comply may result in a request to vacate the property with no refund given.
• During your stay, we reserve the right to enter the property if necessary for safety or management reasons.
• We reserve the right to terminate your stay if you act in a manner that is unlawful, causes wilful damage to the property or causes a nuisance to neighbours. In these circumstances, no refund will be given, and we will not be responsible for any losses you may incur.
VISITORS
• You are welcome to have day visitors whilst you are staying.
• For security and safety management reasons, we ask that you advise us of any visitors and the approximate duration of their visit. Visitors MUST also register with the Covid-19 Contact Tracing QR Code provided.
• We reserve the right to ask visitors to leave if they are creating a disturbance or nuisance by their behaviour, and to charge you for any extra cleaning or damage incurred as a result of their actions.
REPAIRS/DAMAGES
• If something does not work, is broken, is lost or other damage, please advise us as soon as possible so that we can undertake any repairs/maintenance/replacement etc as soon as possible.
• We cover minor breakages as normal wear and tear, however any major damage or loss that necessitates repair/replacement or additional cleaning will result in additional costs and you agree to cover these costs. We will discuss the cost with you before any charges are made.
EXTREME FIRE WEATHER
In the interest of your own safety; in the event of an Extreme or Code Red Fire Weather Warning for our area, or if our area is under an Advice Notice, we may ask you to vacate the property, or to cancel your stay.
If this is necessary, we will refund your stay or that part of your stay that has been cancelled and we will help you find alternative accommodation where possible....
