THE DELUXE MAIN STUDIO
Inside, a bright and stylish open-plan layout welcomes you with high-end finishes and all the comforts of home:

Open the double sliding doors to seamlessly connect indoor living with the outdoors:

BONUS SECOND BEDROOM: RETRO CARAVAN
Located just outside the studio is a light-filled, beautifully restored retro caravan. Complete with a cozy double bed, it serves as a unique second bedroom, perfect for extra guests, older kids, or two couples traveling together. (Available upon request for an extra charge).

GUEST ACCESS:
You will have total privacy during your stay. The Nook is a completely fenced, fully self-contained studio sanctuary with its own dedicated private entrance.

Guests have exclusive access to:
• The entire main studio, indoor kitchen, and bathroom
• Private timber decking and outdoor dining space
• Dedicated firepit area and garden
• Private outdoor shower and jetted spa bath area

PLEASE NOTE:
The retro caravan second bedroom is locked unless added to your booking prior to arrival.

We value your privacy and give you full space to relax and enjoy your getaway in peace. As Melbourne locals, we are always easy to reach by phone or text if you need any assistance, local tips, or Peninsula recommendations during your stay!

OTHER THINGS TO NOTE:
Please review the following details prior to your stay:

• GUEST CAPACITY & CARAVAN USE
The standard nightly rate covers up to 2 guests using the main studio. Use of the retro caravan (second bedroom) is an additional $25 per person, per night. If you require the caravan, please notify us at least 48 hours before check-in so we can prepare it and provide key access. Unscheduled requests after check-in will incur a $150 call-out fee.

• PET FRIENDLY POLICY
We love welcoming pets! We kindly ask that you bring your dog’s own bedding and keep them off all furniture and beds. Please ensure you pick up after your pets in the yard prior to departure; an additional cleaning fee will apply if waste is left behind.

• PARKING
Parking is convenient and flexible, available either on-site inside the property or on the street directly outside.

• CLEANING & LINEN
Your cleaning fee covers standard turnover cleaning and fresh linen (vacuuming, mopping, sanitizing, and laundering). To avoid additional cleaning fees, we kindly ask guests to leave the property in a reasonable state. Extra fees will apply for excessive mess, uncollected rubbish, stain treatment, or property damage/missing items.

• ADDITIONAL RULES
- For guests over the age of 25.
- Please kindly take your shoes off inside (sand isn't very nice in bed or to clean up!).
- We have wonderful neighbours and want to maintain a peaceful environment, so there is a STRICT no parties or large gatherings rule.
- No extra guests permitted without prior approval.
- Please bring beds for your pets so they don't go on furniture. Strictly no pets on furniture or beds.
- Please clean up after your pets (clean-up bags are provided).
- Please keep music and TV volume low during quiet hours (10:00 pm – 8:00 am).
- Please shut and lock all doors and windows whenever you leave The Nook.
- No smoking or vaping inside (outdoor smoking only).
- No illegal streaming or downloading.
- No illegal substances on the property.
- Extra charges apply for stained bed linen or furnishings.
- Extra charges apply for lost TV remotes or lost keys/lock replacement (determined by locksmith).
- Please ensure excessive rubbish is not left behind after your stay.

Note on Cleaning Fees:
The cleaning fee covers basic departure cleaning and linen service (vacuuming, mopping, bathroom/toilet sanitizing, and bed preparation). Additional fees will apply for excessive mess, specialist stain removal, extra rubbish disposal, or property damage/missing items.
