McKenzie River Studio Cabin Plus

A small kitchenette with a 2 burner cooktop, coffee station with pour-over and a drip machine, microwave, toaster, blender, and full-size sink works for basic meal prep (please note there is no oven.)

The small bath works for a few guests and offers a shower, small vanity, and plenty of towels for 3 guests.

The main room has a new king bed and mattress next to a wood-burning stove. The other side of the cabin offers a small room with a convertible sofa, armchair, and TV with streaming services connected to WiFi. The sofa converts to a bed (best for people under 6 feet tall) and there are extra sheets and blankets. 

Outside there is a large elevated and covered deck with a close view of the river. The riverbank is steps away for soaking your feet or casting a line.

This is one of 2 small cabins that are next to each other on the property. They can be rented individually or together. Each cabin has its own parking, wood deck, and outdoor space.

Other things to note
This is a small, rustic old studio cabin. The King bed is in the main room with the wood-burning stove. The small bonus room is on the other end of the cabin, and we've made that into the TV room with a convertible sleeper - it has a door. Consider this before booking if you have guests in your party that require more privacy. 3 is the maximum guest limit.

We stock oil, salt and pepper, coffee, sugar, and powdered creamer. We don't provide firewood or paper towels but both are available at a nearby store. There is a small grocery store nearby.

Most pets are allowed but please ask first. There s a $25 pet fee.

Parties: Not allowed.

Vehicles: Maximum vehicles parking is 1. Please drive slow on the driveway in and out.

Noise: Quiet hour starts at 9:00 PM and lasts until 8:00 AM. This is very important, as our neighbors are full-time residents. After 9:00 PM, feel free to hang out on the deck or outside, talk, and laugh, but keep outdoor music low, no yelling, no motorcycles, etc. Keep conversations and any other noise away from the neighbor’s house.

Respect our neighbors: They are very nice people! Please keep pets from visiting their property. Respect property lines.

Security: Please keep the doors locked when you are away from the house.

Pets: Most pets are allowed with a $25 pet fee - please ask first. The pet fee is for one pet. Additional pet fees may apply if we allow additional pets during your stay - please ask before booking. Pets are not allowed on beds or furniture. If your dog tends to run off then please leash it when outside. Please also dry wet pets with your own towels before bringing them in. All pets should be inside at night for their safety and to control noise. Pet food bowls are provided but please bring your own dog bed or blanket.

Potential charges for damages or extra cleaning related to a pet or animal: We love furry friends! While the majority of our furry guests are responsible, there have been times when they've caused problems. By booking your stay, you agree to the pet policy in the house rules. In the event of damage to the premises, you agree to pay the full cost of additional cleaning related to a violation and/or labor and materials to restore or replace any damaged items or material including loss of rents.

Parties: If you throw a party you'll be asked to leave. Sorry to sound so harsh on this one, we really are fun people, but a few groups have behaved badly and upset other residents in the area and destroyed some of our things, so we feel we need to be very clear on this policy. Loud nighttime parties are not allowed at all and if you break the local nighttime noise ordinance you'll be asked to leave. At night please keep music outdoors to a reasonable level, talk and laugh but don't yell, and respect the neighbors' right to quiet during all of your nighttime activities. Just be cool.

Guest Limit: Don’t exceed your guest limit without prior approval. The guest limit is 3.

Breakage or Damage: If you break or damage something please let us know so that we can arrange for replacement or repair. Accidents happen, and we promise we’ll be nice about it and reasonable.

No Smoking: No smoking inside the house or near an open door or window. If you do smoke outside then please fully extinguish cigarettes with water and dispose of them properly outside the house in a receptacle. Don’t bring cigarette butts inside the house to throw them away, as the smell lingers. During summer and fall months, please smoke only on the driveway using a receptacle to catch your ashes. Fire danger is high most of the summer and there have been forest fires in the area for the last 2 summers.

Outdoor Fires: No outdoor fires until further notice.

Children: Never leave them unsupervised outside, especially near the river.

WAIVER, RELEASE AND INDEMNITY
THIS PROPERTY IS LOCATED IN A WOODED AREA NEAR A RIVER. PUBLIC AND PRIVATE SERVICES OF ALL KINDS ARE LIMITED. GUESTS ACCEPT THE INHERENT DANGERS OF VISITING THIS PROPERTY AND AGREE THAT THE OWNERS, MANAGERS, AND REPRESENTATIVES ARE NOT RESPONSIBLE FOR DAMAGE OF ANY KIND WHATSOEVER TO GUEST PERSONAL PROPERTY OR FOR THE INJURY OR DEATH OF GUEST OR GUESTS AND THEIR CO-GUESTS OR COMPANIONS. GUESTS ARE ADVISED TO ARRANGE FOR THEIR OWN INSURANCE TO COVER ANY CLAIM WHATSOEVER, AND RELEASE THE OWNERS AND MANAGEMENT OF THIS PROPERTY FROM ALL LIABILITY AND RESPONSIBILITY. GUESTS AGREE THAT THEY ARE RESPONSIBLE FOR EDUCATING THEMSELVES ON THE DANGERS OF VISITING THE AREA, INCLUDING THIS PROPERTY SPECIFICALLY, AND TAKING ALL APPROPRIATE ACTIONS TO PROTECT THEMSELVES AND TO ACCEPT ALL RISK OF INJURY, DEATH, AND PERSONAL PROPERTY DAMAGE. USE OF ANY PORTION OR AMENITY OF THIS PROPERTY, INDOORS OR OUT, MAY BE DANGEROUS AND GUESTS AGREE TO EDUCATE THEMSELVES REGARDING SAFETY AND RISK AND ACCEPT ALL RESPONSIBILITY FOR SUCH RISK. GUESTS WHO INVITE OTHERS ONTO THE PROPERTY ARE REQUIRED TO ENSURE THE SAFETY OF THOSE INDIVIDUALS AND ASSUME ALL RESPONSIBILITY FOR THEIR SAFETY AND ALL LIABILITY IN THE CASE OF DAMAGE TO PERSONAL PROPERTY, INJURY, DEATH, OR ANY CLAIM WHATSOEVER. GUEST ACKNOWLEDGES AND AGREES THAT THIRD PARTY BOOKING SERVICES ARE SEPARATE ENTITIES FROM OWNER AND THAT OWNER IS NO IN WAY LIABLE OR RESPONSIBLE FOR ANY TRANSACTION, AGREEMENT, OR ANY OTHER COMPONENT, PART, OR SERVICE OF THIRD-PARTY BOOKING SERVICES.

GUEST AND ALL OF GUEST’S VISITORS, CO-GUESTS, AND COMPANIONS AGREE TO INDEMNIFY THE OWNERS AND MANAGERS OF THIS PROPERTY AND THEIR RESPECTIVE DIRECTORS, MEMBERS, PARTNERS, OFFICERS, SHAREHOLDERS, EMPLOYEES, AGENTS AND REPRESENTATIVES AGAINST ALL CLAIMS ARISING AS A RESULT OF ANY ACTIVITIES OR CONDITIONS WHATSOEVER (INCLUDING THOSE OF ANY PERSON OR COMPANY), WHETHER OR NOT SUCH CLAIMS, INJURIES OR DAMAGES ARISE IN WHOLE OR IN PART OF OUT NEGLIGENCE, EXCEPT TO THE EXTENT FOR INJURIES OR DAMAGES CAUSED BY SELLERS' OR THEIR REPRESENTATIVES' GROSS NEGLIGENCE OR WILLFUL MISCONDUCT. THIS WAIVER, RELEASE AND INDEMNITY BY GUEST SHALL SURVIVE TERMINATION OF THIS AGREEMENT.
