With three bedrooms and two bathrooms, the home comfortably accommodates families or small groups, giving everyone room to spread out without feeling on top of each other. Two of the bedrooms feature queen beds, making it ideal for multiple couples or parents travelling together, while the third bedroom offers flexible sleeping for children or extra guests. Each bedroom also has its own split system air conditioning, so everyone can set their own comfort — especially useful across different seasons or group preferences.

Mornings here tend to start slowly. Coffee at the table, light coming through the windows, and the quiet sense that you’re already in the Grampians — not just visiting them. From here, it’s easy to head out early for a walk or ease into the day knowing everything is close by.

The living area is open and relaxed, designed for coming back together after time outdoors. Whether it’s kicking back on the couch, putting something on the Smart TV, or getting competitive over a game or the Xbox, it’s a space that naturally brings everyone together at the end of the day.

The kitchen is set up with groups in mind, with a wide range of cookware, crockery and equipment that makes shared meals easy. Big breakfasts before a hike, simple lunches in between outings, or dinner prepped and enjoyed together — it’s all designed to be straightforward rather than fussy. A large fridge, dishwasher, electric cooktop, oven and microwave mean you can cater comfortably for both small and larger groups.

As the day winds down, the home opens out onto the deck and outdoor area. The BBQ gets going, conversations stretch out, and the pace shifts again. A DAY AT KOOKABURRA RETREAT

Mornings start easily here. There’s no rush — just coffee at the table, light coming through the windows, and the quiet sense that you’re already in the Grampians. You might wander down to the oval at the end of the road, where kangaroos are often grazing and the space opens up around you. Kids kick the footy, dogs stretch their legs, and the day begins without needing a plan.

From there, everything is within reach. You can head out on foot to some of the region’s most iconic spots — a walk to Venus Baths, a climb towards Chatauqua Peak, or a wander through Bullaces Glen. In the right season, Clematis Falls is just as accessible. If you’re feeling more ambitious, you can take on the mountain properly, starting from the valley floor and working your way up to the Pinnacle or Boroka Lookout.

Back at the house, the middle of the day slows again. Lunch on the deck, a reset indoors, or simply a chance to recharge before heading back out. The kitchen makes it easy to keep things simple or cook properly, depending on the mood.

*THE NEIGHBOURHOOD*
This is one of those Halls Gap locations where everything just works.

You’re in the centre of Halls Gap, which means you can leave the car behind and walk to cafés, restaurants, playgrounds and local shops with ease.

At the end of the street, the Halls Gap oval becomes part of your daily rhythm — a place for morning walks, kicking the footy, or simply watching kangaroos move through the open space as the light changes across the ranges.

From here, the Grampians National Park is quite literally at your doorstep. Walking tracks begin nearby, giving you the option to explore waterfalls, peaks and lookouts without needing to drive.

For those wanting to venture further, Lake Bellfield and other parts of the park are just a short drive away.


*GETTING AROUND*
Once you arrive, much of Halls Gap is walkable — from cafés and shops to walking tracks and open spaces.

For exploring deeper into the Grampians, a car is recommended to access more remote hikes, lookouts and surrounding areas.
