Set on 1.5 private acres just 8 minutes from Kyneton, 20 minutes from Daylesford, and just over an hour from Melbourne, this spacious, five-bedroom villa retreat sleeps 10 guests in luxurious comfort. Enjoy a pool, tennis courts, alfresco dining, private river frontage, established gardens and forest surrounds.
Catering available in-house, or just a short drive to cafés and restaurants, then return to complete seclusion — ideal for family gatherings or a spectacular retreat with friends. Pool towels and tennis rackets are provided.
The space
The villa is modern and recently renovated, ensuring that every creature comfort has been thought of, from private bathing to extra space for dressing and relaxing. There are three main bedrooms in the main house, with an additional fold-out couch in a study room. The main house has two complete bathrooms (one ensuite) and one additional powder room.
A large living and dining area opens out to the pool and an alfresco dining area. Adjacent to the main house is a separate one-bedroom, fully contained studio with an ensuite bathroom and views of the property and surrounding riverfrontage. Perfect as a grandparents' retreat or for a couple wanting additional privacy, and yet only steps from the main house. The tennis court pavilion includes a lounge and a desk, making it a peaceful spot to write if not playing tennis.
Designed for gathering in comfort and intimate celebrations, the villa sleeps up to 10 guests across five beautifully furnished rooms. Each of the bedrooms has hotel-quality mattresses, crisp linens and understated furnishings. The living and dining areas include seating for up to 12 guests. There is a wood fire in the main living area and ducted heating and cooling throughout.
The generous layout and multiple spaces make it ideal for more than one family, larger groups of friends or even corporate or wellness retreats. The interiors are layered with textiles, books and the owner’s furnishings and artworks, creating an atmosphere that is welcoming, yet refined and conducive to deep relaxation
The property is framed by hedges and mature trees. There are two alfresco dining areas as well as multiple outdoor living spaces with lounge chairs, barbecue, and a pizza oven, providing the perfect spots to gather into the evening under the stars. A separate pool house offers another space to retreat to with a book or a yoga mat or catch up in the tennis pavilion over games.
If you can ever bear to leave the property, it is located on a quiet country cul-de-sac, and you can wander through neighbouring forest trails or explore the reservoir at the end of the road and enjoy spectacular birdlife, kangaroos, echidnas and sunsets. You are also welcome to walk along the river; however, please ensure children under 12 are supervised at all times and do not jump from the jetty in case of injury.

Great local spot to wander around the duck-filled pond and river. The Viaduct is an impressive structure and if you time it right, you might catch a train or two passing through town.

Moto Bean Coffee Roasters
Best coffee in town was definitely Moto Bean Coffee Roasters. Uniquely decorated with motorbikes and filled with locals catching up and talking about footy, it was a great place to start the day.

Small Holdings Restaurant
We had heard great things about Small Holdings. Once a Presbyterian Church but now a quaint restaurant with an open kitchen, warm service, country homestead decor, and a cozy 'you're now part of the family' vibe. It was only a 10-minute stroll into the center of Malmsbury and we spent our evening enjoying the beautiful food and company by the fire of this great local and unique spot.

Stretch your legs and walk up Piper Street, famous for its vintage stores and the Stockroom, a contemporary art gallery that showcases some upcoming Australian artists and designers.

It is a classic cafe in Kyneton that you feel welcome any time of the year. I love a vintage style place, and the Little Swallow Cafe ticked all the boxes with amazing food, welcomed staff, good coffee and the style of the place and boosts history.
