Ballam is perfectly situated in Blue Ribbon Lorne - north facing and sheltered from the wind - this micro-climate is perfect for outdoor living. Only a short walk to the centre of Lorne and far enough away to hear only the sound of birds and the wash of the sea.

HOUSE DETAILS
A thoughtful renovation in 2017 has equipped Ballam with anything you'd expect of a new home, whilst maintaining the classic character, and coastal vibe of it's original bones.
Northern light pours onto the deck, and on into the home through a complete wall of glazing. Uniquely situated on the Western Side of Lorne, Ballam faces north and remains protected form any cool winds year round - perfect for outdoor living!
In the main living area's, low maintenance Bolon Vinyl flooring features, and a brand new chef's kitchen and luxurious family bathroom make daily tasks a pleasure rather than a chore.
The new kitchen includes a full suite of cooking equipment for the post-beach hunger.
The bathroom, large enough to swing a cat (maybe a towel) includes two luxurious shower heads.
Simple bedrooms, two queen featuring coastal views, and a bunk room looking onto the backyard, and fire pit, will provide adequate rest for another day of surfing.
However, this house is all about being outside. There is simply no other place to be but the elevated Northern Deck. With views onto Loutitt Bay and back to Lorne, and fitted with numerous furniture/lounge options, it may be hard to leave.....
Below the deck, an outdoor bath and shower, repatriated from the original bathroom, provide a unique and memorable way to rest and reflect on a day in the sun.

Note the property it situated on a steep piece of land, and access is via stair case, or (steep) ramp.
We manage this home on behalf of a close friend, Nick. Nick, Cleo or ourselves are available to assist with any queries - otherwise, relax and enjoy an interrupted private escape.
