Karaka Seaview Cottage

This is a really beautiful cottage, with every facet carefully thought out to give you a very luxurious stay. Ideal location for first and last night stay from Auckland airport (32km and I will do my very best to accommodate late/early check-in and out requests to suit your flights) . Outside peak hour traffic the Cottage is also good for a base when exploring Auckland and its surroundings. Many guests do a daytrip to Hobbiton. Or just a romantic city break! And, a beautifully landscaped private outdoor bath.

As this is a working farm, for your own safety we need to inform you that if you enter paddocks you do so at your own risk. Please LEAVE ALL GATES AS YOU FIND THEM, including the front gate. You are more than welcome to wander around to meet the animals and look at the wonderful Geoffrey Bawa inspired subtropical gardens. Feel free to use the tennis court and pool.
PLEASE use the drawstrings for the curtains - if you pull them manually things get in an awful tangle !

If I am here I will be there to say hello when you arrive and make sure you have everything you need. Other than that I will assume you are here for peace and privacy and will leave you strictly alone to enjoy that. I am always happy to chat if you wish to do so, and also happy to help with any enquiries you might have, but I leave it for you to engage me! This cottage is able to be completely contactless.

The neighbourhood is beautiful, with city lights and sea views, and surrounded by farms and the famous Cambridge Thoroughbred Horse Stud ( Auckland branch ).

You have your own parking, but there is no public transport nearby.


TERMS AND CONDITIONS OF STAY
We want your stay with us to be as relaxing and enjoyable as possible and have gone to many lengths both large and small to create and provide a perfect environment for you at Karaka Seaview Cottage.
However, our insurer insists that potentially a small minority of clients may not respect the things that go hand-in-hand with maintaining this environment. As a result, we are obliged to have you read and accept the terms of your stay at the Cottage.

BY BOOKING YOUR STAY AT KARAKA SEAVIEW COTTAGE YOU ARE HEREBY AGREEING TO COMPLY WITH THE FOLLOWING TERMS AND CONDITIONS:

Only the person or persons booked and paid for in the booking are permitted to stay in the Cottage.
It is strictly a 2 persons stay, however, there is a facility to make up a king single spare bed in the living room for 1 extra, this is only available on application.
Unless by special arrangement with the owners, a maximum of 4 persons ( inclusive of booked guests and any temporary visitors associated with the booked guests ) are permitted on the property at one time. ( Unfortunately, we have added this condition as we have been made aware by others running similar accommodation services that large numbers have gathered to say get ready for a wedding and created an abnormal amount of cleaning and servicing wear and tear costs …..) We certainly are not against you having a great time with your friends, so if you have a special circumstance please ask and we will try to come to a compromise.

NO PARTIES , FUNCTIONS OR OTHER EVENTS ON OR WITHIN THE PROPERTY UNLESS SPECIFICALLY ORGANISED WITH THE OWNERS.

NO SMOKING anywhere on the property except for the designated smoking table under the tree. Extreme care with butts ( ashtray only ) please.

We love candles and the atmosphere they provide, but NO candles or any other open flames of any description are to be used. We have irreplaceable native timbers in the building, and we couldn’t put in a fireplace for the same reason.

We have taken an extraordinary amount of care with the provisions in the Cottage. No matter how great you think they may look at your place please don’t take anything with you when you leave.

Should any damage or breakages occur during your stay please let us know. We won't sweat the small stuff – we know accidents happen – but you will be liable for the cost of repair or replacement for any major damage to the building, furniture or fittings.

Whilst we are happy to clean up after you leave and make the Cottage perfect for the next guests, we ask that you leave it in a reasonable state. If things are left in such a way that we are required to spend considerably longer than normal bringing the Cottage back to our high standards we reserve the right to charge you for the extra time incurred.

We have a state of the art Eco septic system that uses worms to deal with waste. SO YOU MUST NOT flush anything other than toilet paper, ( you will be liable for a call-out fee for the plumber if you block the system ), and do not use any other cleaning products / washing machine powder other than the Eco-friendly ones provided as they may kill the worms.

We reserve the right to take and hold a refundable security deposit ( or a pre-authorized credit card amount prior to commencement of booking ) with reference to these Terms and Conditions.

PLEASE NOTE THAT FAILURE TO COMPLY WITH THE ABOVE TERMS AND CONDITIONS DURING YOUR STAY COULD RESULT IN YOUR ACCESS TO THE COTTAGE BEING SUSPENDED AND / OR CANCELLED WITH NO RIGHT TO REFUND IN ALL OR PART.
