3 Bedrooms and a full kitchen, 2 bathrooms, great room with wood stove fireplace, and separate basement game room with piano, pool table, darts and laundry. Bonus day bed in the game room.

Multiple HD TV's, Bluray player with disks, NetFlix, large deck for sunbathing and bbq'ing, private parking, space enough for RV. Hot tub, outdoor firepit, and 2 acres of forest seclusion and a private hiking trail.

Other things to note
You understand that the use of the hot tub is at your own risk and that special risks may be involved with using the hot tub. You accept full responsibility for any bodily injury arising from using hot tub and hold the owner harmless.

You understand there are potential dangers that using the hot tub may present to children who are not carefully supervised, as well as the danger to any person using the hot tub if a person has health risks, or if a person uses the hot tub while intoxicated or using any kind of drugs or medication, or while pregnant.

You agree to be fully and solely responsible for any accidents you may incur while using the hot tub. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from using the hot tub.

All bnb Guests in my party acknowledge and agree that they have read and understand this waiver and they agree to be bound by the waiver prior to booking and arriving onto the premises.

No Pets (we have a very friendly family of deer and a rabbit that live on or near the grounds -- thank you for understanding!)
Nothing but toilet paper in the toilets (NO WET WIPES OR FEMININE PRODUCTS PLEASE!) as we are on a septic system.

Effective 07/02/2022 through 09/30/2022, fire restrictions are in effect! All campfires, charcoal or briquette fires, pellet fires, or any other open fires are prohibited under a Forest Order, including in developed campgrounds. You may use the propane BBQ and woodstove at the house but please do not build a campfire in the fire ring or you may be fined and/or arrested (which would ruin your vacation)! Thank you for keeping our forests safe.

Guests agree to read, understand, adhere and be bound by the Hot Tub Liability Waiver at the end of my listing Description in the section "Other things to note."

Hot Tub Rules of Use:

 Always shower before using the hot tub to remove all lotions and other oil-based body products.
 Children should not use the hot tub without adult supervision.
 When opening the hot tub cover, be sure to place the cover on the wooden platform behind the tub.
 Guests with infectious diseases should not use the hot tub.
 To avoid injury, exercise care when entering or exiting the hot tub.
 Do not use drugs or alcohol before or during the use of the hot tub.
 Pregnant or possibly pregnant women should consult a physician before using the hot tub.
 Water temperature in excess of 104*F may be injurious to your health. Do not use the hot tub if over 104*F and contact owner.
 Prolonged immersion in the hot tub may be injurious to your health. Do not soak longer than for 30 minutes per session.
 Never stand or sit on the hot tub cover.
 Always cover the hot tub after each use.
