Relax with the whole family at this peaceful breezy getaway. With sun drenched spaces, water views and within a 5 min walk to the beach, your stay will hopefully transport you from the grind you are used to, whilst remaining a short 8 min drive into Cowes to visit the supermarkets, shops and cafes. Our home is also located a short distance to the Penguin Parade and the Nobbies and a 7 min drive to the MotoGP. Close to the surf beaches as well as calmer northern beaches. Plenty of walking trails. You will definitely spot plenty of resident wildlife in the yard - echidna, bunnies, wallabies and birds.

Additional Information
Our house is split level with the lower level comprising 3 bedrooms with built in robes, central family bathroom, separate toilet and laundry. The upper level features an open plan living, kitchen and dining with French bifold doors that open onto an enclosed outdoor deck that boasts an extra living and dining space. The house is suitable for 4 adults or 2 adults and 3 kids.
As you enter the house, you will be greeted with a sunlit filled lounge and dining and open plan kitchen. The floor to ceiling windows offer great natural light and glimpses of the water. There is a gas fire heater that will keep you toasty warm during winter.
A second large living and dining area is situated directly past this area – on the airy outdoor alfresco area that is fully enclosed with complete sliding stacker doors, allowing you to open up the deck to the outdoors. Here enjoy the north facing sun drenched filled area as you feel the seabreeze and gaze at the sparkling water views. The alfresco area opens up to another smaller balcony where you can even enjoy a cup of coffee or tea. A fully enclosed outdoor alfresco area allows you to also enjoy the cooler nights with outdoor radiant ceiling heaters or during rainy wet days.
A smaller sun room is also available for your use where you can also enjoy the use of a bbq and catch more water views. Star gaze from the deck at night, listen to the abundant bird-life when you wake, spot a wallaby or a bunny in the yard or watch the sunrise or spectacular sunsets from the dining table or outdoor alfresco deck.
All basic kitchen essentials are provided for your use (oil, salt pepper, tea, coffee, cleaning products etc) including various appliances and a pod coffee machine supplied with coffee pods. The absence of a dishwasher brings you back to simpler times. In addition to free wifi, other amenities to make your stay more comfortable is a ceiling fan and split air system in the main living area and a split air and/or fans in the bedrooms, as well as oil heaters. A travel portacot is available for use with your own linen and can be found in the wardrobe. A highchair is also available on request.
One bedroom is fitted with a queen sized bed and ceiling fan. The second bedroom has a tribunk (double bed with single on top) with a ceiling fan. There is a third bedroom but this will not be available for guest use. All bedrooms have large wardrobes. Bath towels and bed linen are supplied. BYO beach towels.
Outdoors you can enjoy a big flat grassy backyard and use the outdoor shower to wash sand off after a beach visit. Please note that there is no fence bordering the property with two of our neighbours so please remain on our property at all times.
RULES:
1. Please leave the place as you find it and if there is anything that is an issue, please raise it immediately.
2. We provide a house manual which is located on the shelf above the kitchen bench. The manual includes information about the house and house rules.
3. Please keep noise to a minimum. Close the balcony doors after 10pm. We trust all guests will behave responsibly and we have wonderful neighbours who we need to respect.
4. No parties or events. Neighbours and external cameras will report these events and the police will attend the property.
5. We would be grateful if no shoes are worn inside (there is a shoe cupboard on the front porch) and please rid feet/legs of sand before entering (outdoor shower available along the side of the house).
6. Dishes do need to be washed, dried and put away upon vacating the property.
7. Rubbish is to be placed in correct bins outside. Bins need to be rolled out on Sunday for collection Monday morning. Bin collection schedule can be found on the fridge.
8. 4 adult guests maximum overnight in this house (or 2 adults and up to 3 children). There is one queen size bed and a tribunk (comprising one double bed with a single bed on top). No adults are to sleep above on the single bed for safety reasons.
9. Guests are also not to sleep on the couches. Additional guests found to have stayed over will be charged $50 per person per night.
10. Guests must be able to provide ID for insurance and emergency purposes through the Rip A Ride messaging system.
11. We cannot accommodate pets. There is no fence against two sides of our backyard, please be mindful of this and remain on our property during your stay.
12. Any damages or stains to any part of the house, furnishings, appliances must be paid for and will be charged accordingly.
13. Please do not move furniture around and endeavour to put household items back where you found them before you vacate.
14. We would be grateful upon check out to close all windows, lock sliding doors, turn off fireplace, heaters and split air conditioning.
15. No smoking inside or outside. No illegal activity such as use of illicit substances, no downloading of illegal content using the house wifi. All responsibility will be taken by the guests and suspicion of illegal behaviour will be reported to police.
Note there are two security outdoor cameras located at the property.
