A brand new family owned, built and exceptionally designed architectural beach studio located in the famous sea side town Sorrento. Escape the hustle and bustle of the city life and recharge in Coda, where one is able to sense a renewed spirit of escapism and immerse within nature whilst being surrounded by great design. We aim to provide a unique experience for those who love nature and adventure, or luxurious wining and dining.

LOCATION
CODA is a quick and comfortable walk from the spectacular bay beach. Approximately 300 meters.

A private space with its own beautiful outdoor area to relax and enjoy.
The calm, sparkling aqua waters and fine white sand at Sorrento front beach is where you will feel calm and invigorated. Here you can take in the views of the moored sailing boats scattered across the horizon in the vicinity of the Sorrento sailing club. Swimming in these calm waters is safe and extremely enjoyable on any day. The coastal sites at the back surf beach are equally as stunning - you will discover amazing rockpools & jumping rocks, coves and caves, lookouts, hiking paths & surfing, Diamond Bay in particular is a real gem.

The property is situated in the original part of Sorrento, the neighborhood is quiet and established, the street is cozy, beautiful and dotted with established trees. If location and design is what you are passionate about then we welcome you to experience this amazing property in stunning Sorrento.

The main street shopping village along Ocean Beach Rd is an easy 2 minute drive or a comfortable quick walk and offers a large variety of designer shops - from fashion, health/beauty, homewares, galleries, cafes, restaurants and more. No need for a car as our location means you can walk to beach and shops with ease.

DESIGN & ARCHITECTURE
Designed by an interior designer and builder within the family, our design choices embody sustainability and is inspired by our surrounding environment that heavily consists of nature and coastal tranquility.

Our signature minimalistic style combines modern and contemporary components together with a focus on organic materiality. To us, what we have taken from minimalism and applied to the design of Coda incorporates the following principles - a reduction of elements, form that is timeless, function that adheres to the bare essentials of living, simple beauty, and lastly - a mental and emotional declutter that awakens the senses of the user.

This is evident through the distinct and predominant use of Radiata Pine Plywood that lines the entire interiority of the space - applied on all walls and the ceiling above, with an aim to visually blend and combine the zones of living, bed, dining and kitchen within the open plan space. Sourced locally through an 100% Australian owned company, our application of ply aims to project features found within the botanical environment directly to the users of the space in an ecological manner. Paired with a glossy burnished concrete floor, a custom made black detailed kitchenette and terrazzo tiles, these materials simultaneously add tonal depth, texture and contrast to the ambience of a bold yet warm atmosphere.

Additionally, this is achieved through the use of a monochromatic color palette to not only create serenity and a calm haven for living, but to bring alive the characteristics of the surrounding flourishing vegetation. This principle, in conjunction with the expansive use of windows as thresholds and viewpoints, invites tangible and intangible natural elements into the space such as light, shadow, sun, air, and color to create a contemplative interior that transforms throughout the duration of the day.

The less that one is exposed to allows for the individual to be in touch with their senses on a higher level. This may be achieved by planting yourself in the cozy nook for a reading session, washing off under the outdoor shower to refresh after a day in the ocean, or by gathering around the fire pit to star gaze.

Studio Coda doesn’t only provide a durable and solid design that protects from the elements, but encourages a particular mindset that is invigorated by design.

OUR RECOMMENDATIONS:
The Mornington Peninsula has so much to offer from coastal walks, breathtaking views, swimming with dolphins, fishing, exploring wineries, local markets, cafes, restaurants, pier hopping and more.

Here are some of our favourite things to do locally and beyond:
- Enjoy coffee & pastries at La Capucin in Portsea
- Have lunch at one of the local cafes, we love Stringers, Buckley and Baked in Sorrento
- Have dinner at Sorrento Hotel with a picturesque view, or an alternative being the Portsea Hotel which is also a great time
- Pizza & pasta at Italico is a must, either dine in or get takeaway and enjoy by the shore
- Go for a few drinks at the new Intercontinental Hotel which has a lovely alfresco on the promenade and a beer garden
- Try “Australia’s best vanilla slice” from The Vanilla Slice Cafe on Main Street

- Koonya General Store

- Discover the beautiful Piers dotted along the front beach, which you can fish or swim around
- Dive into the Sorrento Back Beach fairy pool
- Jump off the Blairgowrie jumping rock at St John Woods Road
- A personal favourite beach of ours is Tideways, a secluded beach that overlooks Sullivan Bay, where a convict settlement was located once. There are some amazing houses along the shore and cute piers to walk amongst. It is a perfect spot if you are searching for peace and quiet by calm waters
- Dolphin and Seal sightseeing
- Snorkelling the reef at Portsea

- Aurora Spa & Bathhouse is our local spa, but we would highly recommend Alba Thermal Springs and Spa in Fingal for a day of pampering
- There are some beautiful wineries around, our favourite is Montalto Winery in Red Hill
- Pt Leo Estate Sculpture Park

- Do the millionaires walk
- Play sport at the near by golf courses and tennis clubs
- Visit Point Nepean National Park Quarantine Station which offers a glimpse into the early European history of Victoria. Established in 1852, this site includes nearly 50 heritage-listed buildings. Learn about life at this once-remote location and the station's critical role in protecting locals from introduced diseases

PARKING:
Guests have street parking directly in front of property. There is also a mini pebbled driveway through the front gate which can be used for single car space if preferred.

PLEASE NOTE:
The studio sits at the front of a large property with a house sitting at the rear. The studio has its own private entrance and access, straight off the street. There is no interaction or shared space between the properties, it is completely private and separate. It has its own beautiful outdoor area for relaxing and enjoying that is generous in size measuring approximately 100 M2.
**Additionally, the main house at the rear does not have a permanent resident.
Please note: during the Summer Holiday Period, you should expect some activity as the area comes alive and vibrant over summer holidays ( January).

HOUSE RULES & POLICIES:
We understand that accidents can happen, however we hope you treat our space like your own - with respect and care, we have implemented a damage policy that covers any damage to goods on the property.
-If any damages occur the guest will be charged direct for replacement of the damaged goods, including obvious stains from fake tans or makeup on linen.
- NOT SUITABLE FOR CHILDREN OR ANYONE UNDER 18.
-NO SMOKING IN OR OUTSIDE OF THE STUDIO
- We take security seriously, NO outside guests allowed
- NO parties, gatherings or event allowed on property.
-NO ILLEGAL ACTIVITY ALLOWED.
- Please do not remove any items or objects from the property
- NO FAKE TANNING PLEASE, IF ANY LINEN BECOMES EVIDENTLY STAINED, GUEST WILL BE CHARGED FOR REPLACEMENT

No responsibility shall be taken for failure of machinery, electrical fault or equipment at the property. Owner and management of Studio Coda do not accept any responsibility for any events that are not in their control such as fire, severe weather, illness, injury, theft, natural disasters or power disruptions. We will do our best to rectify any such problems as quickly as possible.
Owners and management of Studio Coda will always act in good faith at all times to rectify and assist whenever necessary as quickly as possible.
We have the right to refuse or discontinue service to any persons or groups for accommodation or guest if appropriate.
