Receive a 50% refund of the total booking amount (minus service fee) up until 1 week prior to check-in.

Groups larger than 8 must message us within 24 hours of booking with a brief description of their group.
Any obvious breakages, stains, or damage that are not reported before checkout will incur a $100 fee in addition to the cost of repairs or replacement.
Unapproved extra guests will be charged at $250/night per extra guest.
Any guests above the allowable limit (14) will result in instant loss of booking and liable for a $500 fee.
We take our neighbourhood character seriously. Noise complaints after quiet hours of 9pm (typically only due to outdoor partying/loud music) will result a reminder sent to your phone and app. If after that there is a second complaint, you will incur a $250 fee. A third complaint will result in escalation to Airbnb and immediate eviction from the property.
Un-approved late checkouts (after 10am) may incur a $100 fee due to our cleaners schedules and needing to prepare the place for the next guests.
A maximum of 2 dogs is allowed. They must be well behaved, not prone to barking during the day or night, and are not allowed on the beds or furniture unless you bring your own protective mat. Any damage or extra cleaning required due to pets will be charged for.
