Board games, books, children’s toys, central heating, and split-system air conditioning provide comfort and entertainment for all seasons.

• Kitchen & Dining •
A fully equipped gourmet kitchen with premium appliances, stone benchtops, and a stylish wine bar for casual entertaining. We provide communal basics such as salt, pepper, cooking oil, spices, tea, coffee, filtered water, and ice to minimise waste and support a more sustainable stay.
The adjoining dining area seats six comfortably and includes a high chair for little guests.

At the back, enjoy alfresco dining while cooking a lovely meal on the BBQ, surrounded by native gardens. Rinse off after the beach in the outdoor shower, all within a secure, fully fenced, and private setting.

• Parking & Access •
Self check-in with secure gated parking for two vehicles, plus the option to park under the carport. The property also features step-free access at the back door entrance and the backyard sliding door, making it easier for guests who require level entry.

• Pet-Friendly •
Moonah Sands is happy to welcome small, well-groomed, non-shedding dogs. Please contact us before booking with pets to ensure a comfortable stay for everyone.

House Rules
• Minimum age requirement: No bookings accepted for guests under 23 years old.
• Maximum occupancy: 7 guests (maximum of 6 adults and at least 1 child). No parties or additional guests are allowed.

The Mornington Peninsula Shire Council enforces strict regulations on short-term rentals, especially concerning noise and parties. Please keep noise to a minimum at all times, and no loud music after 10:00 pm, in line with local laws.

We kindly ask that you respect our home and neighbours. The council and local police actively monitor compliance and may shut down prohibited activities. Let’s keep our neighbourhood peaceful and enjoyable for everyone.

Guests have exclusive access to the entire home, including all indoor and outdoor areas. Enjoy the spacious kitchen, open living and dining spaces, alfresco BBQ area, and secure gated parking for two cars.
