4 Bedroom Modern Beach House - Walk to Beach/Town

The house has plenty of places in which to relax. It may be outside on the Deck listening to the Sea Breeze or sitting on the front Veranda watching the cheeky Magpies. You may like to just lie on the couch and watch TV or read a book or a magazine. Play a board game with friends or pop on a DVD. Have I mentioned the surrounding attractions?

Beach walks and not to mention some of the best food and wine in Victoria. We have an array of tourist brochures. We are locals and can give you advice. Please don't hesitate to ask. The moment I arrive at the holiday house I feel relaxed. The shoes go off and I feel at home immediately. The house is light-filled and particularly attractive even in the winter months. It's set up as a home and you are more than welcome to use it as yours.

1 Queen Bedroom (Sleeps 2) with built-in robes.

Kitchen
Modern Kitchen with dishwasher, Large Refrigerator/Freezer, Microwave, Coffee Pod Machine (Nespresso), Kettle, Toaster and pots and pans. The kitchen is well stocked with modern equipment and pantry items to help you cook up a storm.

Lounge Room
Large TV and Foxtel. Bi-Fold doors lead out onto a wooden outdoor deck area. The deck has a large oversized picnic table, the perfect place to enjoy family meals together.

UPSTAIRS

Living Area
There is a further living area. If you have children this is the perfect playroom or chill out area. We have a desk set up here if you need to use your laptop whilst on holiday. A large TV, DVD Player and collection of games, DVD's and books will keep everyone entertained.

Deck
Fold back the doors and step out from the living area onto a sunny tiled deck area, overlooking the backyard. This is a wonderful spot to sit and enjoy breakfast and the weekend papers.

There is also a smaller bathroom with a shower and 2nd toilet upstairs.

We provide plenty of things to keep you entertained.

Modern Smart TV's as well as a DVD Player and Free Wi-fi and Foxtel too! Along with an array of books, magazines and games for those quiet times.

You will find outdoor beach and sporting equipment available.

Towels and Linen are provided, please BYO Beach Towels.

Courtesy toiletries are provided to settle you in, then we ask for you to stock up if staying longer.

We are happy to share kitchen pantry items and have you add to. Please kindly replace items if you use a lot of the items.

We have a laundry with a washer and dryer and clothesline available for your use.

The garage will be locked and NOT available for use, however, the driveway is located off the street to the right of the house and is a safe place to park your vehicle. There is also enough room to park a boat off the street on the front nature strip.

We hope you are comfortable and have everything you need.

We enjoy using the Holiday home too when it is not occupied by our guests. All we ask of you is that you treat it with love and kindness :-)

Enjoy leisurely walks to the beach. The beach is only 2 minutes walk away.

A recreational reserve at the bottom of the street will provide hours of adventure.

Why not bring your bike or scooter and ride along the Esplanade?

Bring your boat or rods and discover fishing spots that St Leonards is famous for.

Park, your boat off the street in the driveway to the right of the house. We have a hose set up to wash down the boat. There is plenty of space in the freezer to store bait and a big fridge for your catch! Store your gear and rods in the laundry. Don't forget to get a fishing licence!

Public transport is limited on the Bellarine. A car is recommended to get around.

The #60 Bus on the Esplanade will take you to Portarlington, Drysdale or Geelong.

Take some time to enjoy the local attractions and surrounding seaside villages. There are some amazing experiences to be enjoyed. If you look closely there is history scattered everywhere.

Small Children
We love having kids stay.
We are located by the water. Please ensure you take safety precautions around the water. Our property has stairs and windows that open on the second storey. Extra care needs to be taken, please. * Please let us know if you need the high chair and portacot just bring your own cot linen thanks.

We recommend taking precautions from insects from sunset to sunrise. This includes shutting unscreened doors and windows in the house.

For your comfort, we have electric blankets on the Queen Beds during colder months and central heating plus throw blankets. During the warmer months we have evaporative cooling upstairs and fans in each of the rooms. Downstairs we have a very quiet split system with Heating and Air-Con. Day and Night Blinds keep the home cool in Summer and warm in winter.

For your personal safety and to protect your possessions please ensure all doors and windows are locked when leaving the house and valuables are not left in cars. Please turn off lights and heating/cooling on departure.

Tents and Caravans/Campervans are NOT permitted

Wash up all your dishes and put them away.

Please empty all inside bins regularly and tie bags, placing in outside bin (Red bin). Please recycle (Yellow Bin) Kindly place bins for collection on the street if staying on collection day - Bins to go out on street Sunday night.

Please report any maintenance issues.

Keys - should a key be lost a replacement fee will be charged for a locksmith fee. To prevent a lost key it is advisable to place it in the lockbox when not in use.

Strictly No camping on the property or on the nature strip.

Do not exceed the maximum number of guests allowable 7 People.
